16 Things We Consider on Every Exterior Painting Project
A lasting exterior paint job is decided long before the first coat goes on. These are the 16 things Beacon Painting Ltd. checks on every exterior project, from the condition of the surface to the final walkthrough.
Assess the surface
Every project starts with a close look at what is already on the building.
Surface condition. We look for peeling, chalking, blistering, cracking and fading. How the old coating is failing tells us how much preparation the job needs and why the last paint job did not last.
Substrate type. Cedar, fibre cement, stucco, vinyl, metal and concrete each need a different primer and coating system. A product that works well on one can fail quickly on another.
Moisture and rot. Painting over damp or rotted wood hides the problem for a season. We check trim, fascia, windowsills and the bottoms of siding boards, and flag repairs before any paint goes on. This matters most on Vancouver Island's wet coast.
Existing coating and lead. We need to know what the new paint is going over, and whether it will bond. Homes built before about 1980 may contain lead-based paint, which changes how we prepare the surface and protect people on site.
Prepare it properly
Most paint failures trace back to preparation, not to the paint itself.
Cleaning. Dirt, mildew, moss, chalk and salt residue stop paint from bonding. We wash the surface with the right method for the material and allow it to dry fully before anything is applied.
Scraping, sanding and repairs. Loose paint is removed and the edges feathered so they do not show through the new coat. Damaged wood is repaired or replaced, and cracked stucco or concrete is patched.
Caulking and sealants. Gaps around windows, doors, trim and joints let water in behind the paint. We re-seal them with an exterior-grade sealant that is compatible with the coating going over it.
Primer selection. Bare wood, stains, chalky surfaces and patched areas each need the right primer. Skipping primer on these spots is a common reason for patchy colour and early peeling.
Choose the system and the timing
The right product applied in the wrong conditions still fails.
Coating system. We choose a quality exterior paint or stain suited to the substrate and the exposure, and spell out the brand, product line and number of coats in the quote so bids can be compared fairly.
Colour and sheen. Dark colours absorb more heat and can fade faster on sun-facing walls. Sheen affects how well the surface sheds water and hides flaws. For strata buildings we also confirm the colour has been approved before work begins.
Weather and temperature. Every exterior coating has a minimum application temperature printed on the label. We also plan around rain, morning dew, wind and direct sun, which is a real scheduling factor on the island from fall through spring.
Drying and curing time. Surfaces must be dry before we paint, and each coat needs time before the next. Rushing coats to beat the weather leads to blistering and a finish that does not last.
Protect the site and finish well
The last four items are about the people and property around the work, and how the job ends.
Access method. Ladders, lifts, scaffolding and rope access each suit different buildings. We pick the safest and most practical option for the terrain and building height, with a written plan where rope access is needed.
Protecting property. Landscaping, windows, decks, vehicles and neighbouring property are covered or masked before we start, and overspray is controlled throughout.
Residents and neighbours. People still live and work in and around the building. We schedule around them, post notices on site, and keep entrances and walkways usable wherever we can.
Final inspection and warranty. We walk the job with you, fix any deficiencies, and clean up. You get the products and colours used in writing, plus a written warranty, so future touch-ups match.
